A Considered
Acquisition.
Prepared for the private client of Abraham & Co.

Two women, one standard of care.

The voice at the table. Strategy, negotiation, and the long view of every acquisition.

The steady hand behind the process. Coordination, communication, and the quiet cadence of a well-run transaction.

The quiet
architecture
of the experience.
As Director of Client Experience, Telka ensures that every stage of the acquisition — from first showing to closing table — moves with clarity, discretion, and a steady rhythm.
She is the point of contact for the details a client should never have to hold: the schedule, the paperwork, the coordination with lenders, inspectors, attorneys, and vendors. Her care is quiet and constant.
Nothing is left to chance.
Founder.
Advisor.
Your representative at the table.
A native of St. Thomas, U.S. Virgin Islands, Tia founded Abraham & Co. to bring a quieter, more considered standard of representation to the Metro Atlanta market.
Her practice is defined by discretion and preparation. Before real estate, she trained inside the Mandarin Oriental Hotel Group, where care and precision are inseparable from service — principles that now shape how she represents a home.
Four consecutive years as a Top Producer, $25M+ in homes sold, 81+ families served — measured proof beneath a quiet approach.

A house is chosen with the eye.
A home is chosen with everything else —
patience, discernment, and the counsel
of someone who has done this before.
Abraham & Co.
How we
represent
a buyer.
Representing a buyer is, before anything else, an act of counsel. Our first responsibility is to slow the process down long enough to ask the right questions — of the market, of the property, and of the client's own life ten years from now.
From there, the work is patient and precise: a curated search, a rigorous evaluation, an offer written with intention, and a closing coordinated so completely that our client only ever needs to be a client.
Considered. Quiet. Complete.
The obligations we hold
to every client we accept.
- 01Undivided loyalty
Our counsel is yours alone. We do not double-side transactions and we do not represent adverse interests in the same acquisition.
- 02Full disclosure
Every material fact we learn about a property, a seller, or the market is disclosed to you — promptly and in plain language.
- 03Confidentiality
Your motivations, your timing, and your finances remain within our practice. What is shared with us is not shared beyond it.
- 04Diligence in negotiation
We prepare thoroughly, negotiate quietly, and pursue the strongest terms available on the day — never with theatre.
- 05Accountable process
Every deadline, contingency, and deliverable is tracked internally by our client experience director. You are never the one carrying it.
- 06Judgment before enthusiasm
If a property does not serve you, we will say so. The right decision is more important than a closed transaction.

We show
fewer homes.
On purpose.
An open search returns thousands of listings. A curated search returns the ones that deserve your attention. The difference is judgment — applied before you ever step through a door.
Every property we bring to you has been vetted against your brief: location, architecture, condition, trajectory, and the quieter measures that decide how a house lives over years.
Off-market inventory, pre-market opportunities, and quietly held properties are pursued through our network of Metro Atlanta agents, developers, and private-sale relationships.
The conversation
before the search.
Where you are now and where you intend to be in three, five, ten years. Family, work, travel, the rhythm of your days.
Architecture, light, scale, and the practical requirements of the household. What must be present. What must not.
Budget, financing posture, holding horizon, and the return we expect the property to deliver over time.
Beyond the
listing sheet.
What we look for before we recommend an offer.
Structure, systems, and finishes assessed against age, provenance, and any recent renovations. The quality of the build, not merely the presentation of it.
Neighborhood, block, and street evaluated for direction — schools, zoning, planned development, and the slower forces that shape long-term value.
Recent, honest comparables — not the ones convenient to the listing price. We reconcile the market to the property, not the property to a hope.
Days on market, prior list attempts, and any pattern of buyer withdrawal — often the most revealing data on any listing.
Comparables are a
starting point, not an answer.
A price emerges from three simultaneous readings: the closed comparables that establish the floor, the active competition that establishes the ceiling, and the specific property that lives somewhere between them.
Our recommendation weighs all three, and it is delivered in writing before an offer is ever drafted. You should always know why we are advising a number — and why we are not advising another.
An offer is
a document,
not a number.
Price attracts the seller's attention. Terms decide whether the contract holds. Our offers are written for both — assembled so that every element earns its place, and nothing is conceded that does not need to be.
We prepare a positioning memo before the offer is written: the seller's likely motivations, the competitive field, the precedent set by recent contracts in the neighborhood, and the posture most likely to be accepted on the first pass.
Beyond price:
the terms that decide the deal.
Sized to communicate seriousness without conceding leverage.
Aligned to the seller's calendar where possible — a quiet form of value.
Preserved where they protect you; released strategically where they buy standing.
Cash-equivalent letters, pre-underwriting, and lender relationships that give the offer weight.
Shaped to protect diligence without appearing tentative.
Handled with restraint — furniture and fixtures negotiated in writing, never as afterthought.
What we
learn about
the house.
The diligence period is short and consequential. We assemble a standing team of general, structural, mechanical, and specialty inspectors — chosen for competence and for their willingness to speak plainly about what they find.
Findings are consolidated into a single memo, prioritized by cost and urgency, and translated into a repair or credit request that reflects reality rather than posture.
- — General inspection
- — Structural review
- — HVAC & mechanical
- — Roof & envelope
- — Sewer scope
- — Radon & environmental
- — Termite / WDO
- — Specialty (pool, well, septic)
What we
learn about the ownership.
Full title search with an experienced closing attorney; confirmation that title is marketable and free of surprise.
Seller's disclosures reviewed line by line and cross-referenced against inspection findings and public records.
Permit history, prior insurance claims, HOA governance, easements, encroachments, and any restrictions that affect use.
Protected.
In writing.
Earnest money is escrowed with a neutral third party — never with the seller or the seller's agent. The conditions under which it may be released, refunded, or forfeited are written plainly and understood before the check is written.
Contingencies — inspection, financing, appraisal, sale of a current home — are the mechanisms that return your capital if the transaction cannot proceed on the terms agreed. We advise you when each contingency should be exercised, extended, or released.
What to expect
at the closing table.
A written cost estimate is prepared for you at offer stage and reconciled again 72 hours before closing.
A quiet, predictable
cadence.
- 01ConsultationThe brief. Priorities, timing, financial posture, and the shape of the search.
- 02PreparationLender introductions, pre-approval, and the assembly of the advisory team.

Every date
tracked, twice.
We maintain the internal calendar. You keep the confidence that comes with knowing someone else is holding the clock.
The relationship
does not end
at the table.
A closing is a beginning. Once you have the keys, we remain the first call for the practical matters of ownership — trusted contractors, service providers, and the vendors who quietly keep a home running.
We maintain an archive of every document from your acquisition — disclosures, inspections, warranties, receipts — organized and accessible for as long as you own the home.
And when the time comes, whether to acquire again, sell, or simply take counsel, Abraham & Co. is where you begin.
